Apartments:

Each studio and apartment will be ready to use. The flooring will be put in with carpets or wooden floor in the living room, bedrooms and entrance hall, and terracotta tiles in the kitchen and bathrooms. The bathrooms and toilets will be furnished according to the architectural plan. The inside and outside doors are wooden. There are electric radiators installed in each room. With cable TV connection and internet.

Payment Plan:

2 000 euros reservation fee /non-refundable/ but it will be deducted from the first installment.

For buildings A and B:

50% of the purchase price upon signing the preliminary contract
30% of the purchase price after 3 months.
20% of the purchase price after 5 months of signing of preliminary contract but not earlier than completion /Protocol Form 16/.

Building C:

30 % of the purchase price upon signing the preliminary contract.
30 % of the purchase price upon foundation level.
20 % of the purchase price upon ridge level.
20 % upon getting of the Permission for use.

Notary Deed Pricing structure

- 50% of total will be declared price for Building A
- 70% of total price will be declared price for Building B
- Building C: The buyers will get official documents for 100% of the money. This will be arranged as follows: initially payment of 30 % - buyers will receive Notary deeds for establishing construction right and for the remaining70 % they will get invoice of finishing works.

Maintenance charges will be at 15 Euros per m2 with VAT included per annum.This will include maintenance of the swimming pool, sauna and gym. Facilities may be used free of charge.

Rental Management

There are two management options for buyers:

- 4% Guaranteed Rental Income for the first three years. Starting from the second year the owners can use their properties during the following times of the year:
20.03-30.03.
10.04-30.04.
30.09-15.12.

- Standard rental – the owners can use their properties whenever they want and they will received 70% from the rental income,
the rest 30 % will go to the Rental Company.

Completion schedules:

Buildings A and B have already received Act 15 and Act 16 is expected not later than May 2008.They will start to build Building C somewhere at the end of May 2008. Developers expect to be at foundation level 4 months later which is September 2008 and intend to have ridge level in April 2009.

Location and Local Attractions

Located a 50m from the ski lift this complex is incredibly well located for skiers. They offer complete convenience to apartment owners and renters, so it is no wonder that this complex is the perfect investment. It is worth noting that there are only three buildings this close to the gondola station. The first is this development, the second is another apartment complex with our ref. BA147 and finally the four star Kempinski Hotel.

If you fancy taking a break from skiing, then the historic Bansko town centre is close by. Here there is a very wide range of quality brand new shops and amenities which are constantly being expanded and improved to make Bansko one of the top resorts in Bulgaria. Bansko is the newest Bulgarian winter resort, and arguably the most exciting. It has recently attracted significant foreign investment, which has allowed for a massive improvement in skiing infrastructure, and other resort related services.

Bansko ski resort is situated in South western Bulgaria, and is only 160km from Sofia, in the foothills of one of the most beautiful Bulgarian mountains - Pirin, which is a national preserve, and which is included in the WORLD NATURAL HERITAGE list. Bansko offers an interesting combination between the virgin nature of The Pirin Mountain range, state of the art skiing facilities, and the atmosphere of an ancient Bulgarian town.

The skiing conditions in Bansko are excellent. The Pirin Mountain is predominantly Alpine in character with three peaks towering above 2900 m. However the slopes offer runs and tracks for all types of skiers, novice through to expert; while the ski runs are maintained in excellent condition. The town itself attracts visitors all year round with its 120 cultural monuments, museums, nightlife and restaurants.

Surrounded by the Pirin, Rila and Rhodopa mountains, Bansko is a climatic mountain resort with a short summer and long winter. The average temperature during January, the coldest month, is -1.9C. Snow falls are abundant, providing a constant winter snow cover up to 2 m thick. The skiing season along the Pirin slopes starts in the middle of December and ends in mid-April, although this is by no means a winter only resort; in the summer Bansko offers excellent hiking fishing, canoeing, horse riding and many other warm weather mountain pursuits. This is very much an all year round resort, which all the family can enjoy.
