The largest, which will be at Dolna Banya, has already started and the other two, which will be in Samokov and up in the mountains at the current resort of Borovets. No other area in Bulgaria offers such great all year round potential.

Example One: Beli Iskar Village School
In June of this year, the village school of the Borovets hottest village, Beli Iskar, came up for sale by government auction. It is undoubtedly the best plot in the whole village, being set up on its own hill commanding unobstructed views to the nearby Eagle’s Rock and Rila Mountains. The plot is over 4000m2 in size- the largest that can be bought within the village and already in regulation.
Located only 100m from the planned ski lift in Beli Iskar and having a ‘free’ school included in the sale, this plot had ‘development potential’ stamped all over it. Any development done on here is likely to be one of the best located ski developments in Bulgaria.
Bulgarian Government auctions are notoriously difficult for foreigners to gain access to as they are not advertised widely, the purchasing process can be quite tricky and in short, if you are not a Bulgarian with extensive local knowledge, then the odds of purchasing anything using this method are not good. However, we took the hassle out of this completely for our client and secured the whole offer for less than the average price in the village.
Example Two: Dolna Banya Golf Course
Bulgaria’s largest golf course has just been started on 27th September and is due to be the best in the country. Being a Nicklaus designed course, with a private spa facility a collection of exclusive 5 star hotels, some of the best golfing, an airport and the capital only 1 hour away, it is no wonder that many people are interested in buying here. And herein lies the problem.
If you are not an insider, or have local knowledge, then plots within the golf course will be almost impossible to get hold of as they are sold very quickly or are simply not available. We have members of staff whose only job it is to source these elusive golf plots and we have come up with some fantastic offers, some of which can be seen on site and one in particular that we sold to one our clients recently.
The plot was over 7 acres, one of the largest single plots available, and right in the course itself. Locationwise and pricewise, it simply didn’t get any better than this plot. The price was less than a third of the average price being marketed by others and we are now regulating it for the owners. Obtaining regulation and building permission is a service we offer to all our clients, no matter where their plot is. Liaising with the Planning Board and doing the process yourself can be long and exhausting so this is why we offer to take the hassle out of it completely.
Example Three: Beli Iskar
Beli Iskar has understandably attracted a huge amount of buying interest from investors and holiday home owners alike and we have by the far the largest selection of plots in this vicinity available. If we don’t have what a client wants then as often as not, we can locate- and usually very shortly too. This is what happened early this year.
We showed one our clients a good range of plots; ones suitable for splitting up and selling off as smaller ones. However, we did not have ‘that’ particular one. Our client gave a detailed description of what they wanted and within 3 hours we had managed to find and get a very favourable per m2 price too. As mentioned before, local knowledge and good on the ground staff are key to this. Many larger, national agencies are simply not capable of providing this type of service because, although they maybe Bulgarian, they don’t have the local knowledge. An agency based in Sofia, Plovdiv or the coast for example, cannot be expected to do this.
